Owning a Home Remains a Strong Core Value

Americans remain high on homeownership in spite of a stagnant market, falling prices and even the prevalence of underwater mortgages.  Seventy-five percent of likely voters say owning a home is the best long-term investment they can make, according to a survey commissioned by the National Association of Home Builders.

Public Opinion Strategies of Alexandria, Va., and Lake Research Partners of Washington, D.C. conducted the survey of 2,000 likely 2012 voters between May 3 and 9. Results were released locally by the Home Builders Association of Metropolitan Portland and the Portland Metropolitan Association of Realtors.

“Many have recently been insisting that homeownership in the U.S. has lost its ‘luster.’ The data collected totally refutes that notion. Owning a home remains a strong core value with the overwhelming majority of Americans!” said Karl Finkelnburg, president of the Portland home builders group.

Key findings:

• 65 percent of homeowners who owe more on their mortgage than their home is worth share the belief that owning a home is a good long-term investment.
• 73 percent of voters who do not own a home say homeownership is a goal.
• 95 percent of homeowners are happy with their decision to own a home.
• 80 percent of current homeowners would advise friends and loved ones just starting out to buy a home.

Despite the lure of homeownership, Portland's rental market continues to sizzle. According to U.S. Census Bureau data, Portland has the nation's tightest rental market among metropolitan areas tracked with a vacancy rate of just four percent.

Switch Lighting Unveils First 100-att Equivalent LED

One of the most common complaints when it comes to switching over to LED lighting is that, although they save energy, the bulbs aren’t as bright as their incandescent counterparts. Switch Lighting is attempting to quell these complaints by introducing the first true 100-watt equivalent LED bulb, aptly named the Switch100.

“Nobody in the LED space can produce this incandescent-quality light. The brightest LED you can see on the shelf is a 60 watt-equivalent. We announced our 75 watt-equivalent last month, now we’re announcing the 100 watt equivalent,” Boris Lipkin, CEO of Switch Lighting, said in a press release.

RMLS Market Action Report – May 2011

While closed sales were down in May 2011 compared with May 2010, pending sales greatly increased compared with the same month a year ago, and inventory hit the lowest level since October 2009. Closed sales were down 15% in May 2011 compared to May 2010.Pending sales were up 45.1%, and new listings dropped 4.1%. See residential highlights table below. Comparing April 2011 with May 2011, closed sales increased from1,611 to 1,742 (8.1%). Pending sales also increased from 2,005 to 2,167 (8.1%). New listings went up from 3,099 to 3,338 (7.7%). At the month’s rate of sales, the 11,825 active residential listings would last about 6.8 months.

Mortgages Tumble to 7-Month Low

Mortgage rates fell again this week as investors grew more concerned about slow economic growth.

The benchmark 30-year fixed-rate mortgage fell 4 basis points this week, to 4.65 percent, according to the Bankrate.com national survey of large lenders. A basis point is one-hundredth of 1 percentage point. The mortgages in this week's survey had an average total of 0.39 discount and origination points. One year ago, the mortgage index was 4.88 percent; four weeks ago, it was 4.82 percent.  The benchmark 15-year fixed-rate mortgage fell 9 basis points, to 3.79 percent. The benchmark 5/1 adjustable-rate mortgage fell 4 basis points, to 3.35 percent.  The 30-year fixed rate has declined for nine weeks in a row and has not been this low since November, according to Bankrate's survey. Some mortgage experts had not expected another dip in rates this week, but their expectations quickly changed after Federal Reserve Chairman Ben Bernanke offered a gloomy assessment of the U.S. economy during a speech Tuesday.

Portland Apartment Projects Spring Up

Construction cranes are returning to Portland as some of the city’s most established multifamily developers prepare to construct the first new market-rate apartments since the recession started.

Developers such as Patrick Prendergast, Peter Stott, Chris Rogers and Mill Creek Residential Trust, formerly Trammell Crow Residential, are readying at least four projects that collectively will deliver more than 500 new rentals to the downtown area starting in mid-2012.

“Developers are definitely stirring,” said Ann Blume, a multifamily broker with CB Richard Ellis.

Lenders are underwriting construction as well, but only for the best projects in the best neighborhoods.
